Building work feels complicated because several people are involved and things have to happen in the right order. Here is the whole process as we run it, so you know what to expect.

1. The first conversation

You call or send a few details, and we ring you back. We will ask what you want to achieve, roughly when, and whether you have drawings yet. If it is a job for us, we arrange a visit.

2. The site visit

We walk the house or plot with you, looks at what is there, talks through ideas and flags anything that could affect cost or planning: access, ground conditions, trees, drainage, the age of the building.

3. Design

If you do not have an architect, we introduce you to one of the practices we work with regularly. They measure the property and draw up options. This is the stage to get the layout right, because changes cost least on paper.

4. Planning

Your architect confirms whether the work needs planning permission, prior approval or neither, and submits whatever is needed. Most householder applications take about eight weeks once validated. Read our planning guide.

5. Structure and building regulations

A structural engineer designs the foundations, steels and anything else that carries load. The building regulations drawings add the detail on insulation, fire safety, ventilation and drainage. We notify building control before work starts.

6. The quote

With the drawings complete, the job is priced in full by independent estimators and broken down line by line. You get a clear, itemised quotation with no hidden extras, and a programme showing how long the build will take.

7. Contract and programme

We agree a written contract, a start date and a payment schedule tied to stages of the work. If the project qualifies, we arrange an insurance backed guarantee of up to 10 years.

8. The build

Groundworks and foundations first, then the structure, roof and windows so the building is weathertight. Then first fix electrics and plumbing, plastering, second fix, kitchen and bathrooms, floors and decoration. Building control inspects at each key stage. You keep one contact throughout.

9. Handover

We walk the finished job with you, put right anything that needs it and leave the site clean. You receive the building control completion certificate, guarantees and the paperwork for anything installed.

After handover
