An extension that looks like it was always there

The best extensions are the ones people assume came with the house. That comes down to matching the stone or brick, getting the roof pitch right and detailing the openings the way the original builder would have.

We build extensions on houses of every age, from modern semis to old stone farmhouses. Many of the houses we work on have solid stone or brick walls, often built before 1919, and some are listed or in conservation areas. We know how to join new to old without trapping damp or cracking the existing walls.

Inside, the aim is usually one big room: a kitchen, dining and living space that opens onto the garden. That means steels, careful structural design and glazing sized to the view.

What an extension involves

Every job is different, but most follow the same path.

Drawings and planning

Many single storey rear extensions fall under permitted development. Others need planning. We will tell you which, and the architect we introduce handles the application.

Structure and building control

An engineer designs the steels and foundations. We notify building control and book inspections as we go.

The build

Footings, walls, roof and glazing first to get weathertight, then the opening into the house is made when the new room is ready.

Finishing

Plastering, floors, kitchen, electrics and decoration, then a walk round together before handover.

Do I need planning permission for an extension?

Not always. Many single storey rear extensions can be built under permitted development, within limits on depth and height. Side extensions, most two storey extensions and larger extensions in conservation areas normally need planning, and any work to a listed building needs listed building consent. Our planning guide covers the detail.

How long does an extension take to build?

It depends on the size and the specification, and you get a programme with your quotation so you know what to expect. We give you a programme with your quotation so you know what to expect.

Can we stay in the house while you build?

Usually, yes. We build the new structure first and only open up into the house when the extension is weathertight, which keeps the disruption inside to a minimum.

Can you match the stone or brick on my house?

In most cases, yes. We source reclaimed or new stone and brick to match, and lay it to the same coursing and pointing. On stone houses we use lime mortar where the original walls need it.

Do you give prices on your website?

No. Every extension depends on the house, the ground and the spec. Lewis visits, and the job is then priced in full by independent estimators so the number you get is accurate.
